Building Trust, Not Just Homes: Meet Our North Keller Owners

Every home we build carries the fingerprints of the family who imagined it. For this North Keller couple, their home began not with a set of blueprints, but with a sketch on a legal pad — and a builder who helped bring it to life.

When they first started their search, they didn’t set out to find us. They were simply looking for a lot. But as fate would have it, the lot they fell in love with had a Garabedian Properties sign planted in front. A few conversations later, they found themselves working directly with Mike Garabedian — and what began as a casual inquiry soon became the start of something lasting.

“We Got Exactly What We Wanted.”

They had moved into new homes before, even completed a few remodels, but they had never built one from scratch. “We wanted to build a house — but more importantly, we wanted to do it right,” they shared.

From the first meeting, Mike’s approach stood out. He wasn’t selling; he was listening. “He didn’t oversell or push,” they recalled. “It never felt like he was steering us. If we’d spent days with him and walked away, he would’ve been fine with that.”

Through every step — reviewing lots, touring in-progress homes, or sketching out early concepts — the couple saw the same thing: consistency, organization, and follow-through. “Every time he showed up, he had documents, notes, something prepared,” they said. “He was always available to answer questions — and if we didn’t know what to ask, he helped us figure it out.”

A True Collaboration

Their home design began the old-fashioned way — a hand-drawn floor plan on a yellow legal pad. With Mike’s guidance, that sketch evolved into a fully realized design. “Mike was in every architect meeting,” they explained. “Our architect told us most builders don’t even show up to those meetings. But Mike was there, translating what we wanted into what would actually work.”

That collaboration extended far beyond the drawing board. “He would listen to what we said and then say, ‘Okay, you’re asking for this, but are you really thinking about that?’ And he was always right.”

One example: their shower. “We had this idea for a freestanding wall and no doors — very open,” they laughed. “Mike told us, ‘You’ll freeze.’ He was right. He also redesigned the window layout to bring in more natural light — and it’s stunning. He made our idea better than what we knew to ask for.”

Building During a Challenging Time

Their project began during the height of the pandemic — a time defined by supply shortages, price spikes, and uncertainty. Yet, even amid those challenges, they described the experience as smooth.

“Every trade partner told us the same thing,” they said. “They make time for Garabedian Properties because Mike takes care of them. When everyone was struggling to find materials or labor, his relationships kept our project moving.”

That trust carried through even after closing. “A couple of years in, our garage door had an issue,” they said. “We texted Mike on a Friday, and he was there that day helping us get it fixed. The relationship doesn’t end when you move in — that’s what people don’t always realize.”

More Than a Builder

For them, the decision to work with Garabedian Properties wasn’t just about quality — it was about confidence. “It’s scary to build a home,” they said. “You’re committing a lot, and if it doesn’t go right, you have no one to blame but yourself. Having someone you trust makes all the difference.”

That trust extended beyond construction. When it came time to sell their previous home, Mike’s team stepped in again — managing repairs, coordinating contractors, and making the process easy. “He did things outside the scope of building a home,” they said. “That’s what impressed us most — the things he didn’t have to do.”

Right Size, Right Life

After years in a larger home, they downsized — not because they had to, but because they wanted something that fit their next chapter. “It’s smaller, but it feels more spacious,” they explained. “It’s open, bright, and designed exactly for how we live now. There’s not one thing we’d change.”

Their fireplace — built with the same brick used on the exterior — was Mike’s idea. Their shower, a collaboration. The home, a partnership. “We got exactly what we wanted,” they said. “This is the home we want.”

And would they do it again? “Of course,” they said without hesitation. “For a whole host of reasons. You don’t just get a builder — you get someone who stays in your corner long after the keys are handed over.”
