He bid on a kitchen remodel job in our old home but we were so impressed with his ideas and his pricing structure that we decided to build a brand new house.   • We worked with Mike from the first time we met with the architect all the way to handing over the keys. The experience was phenomenal. The care, detail, and expertise provided by Mike was excellent. Mike worked with us to help design the house with the architect. His insight was helpful and added to the finished process. During the building phase he has excellent communication and kept us updated on everything. He gave us plenty of time to make decisions and we always knew what was expected of us. This kept the project moving in a timely manner. One of Mike’s biggest assets is in the pre-build phase. He helped us outline a very clear plan for what we could afford on our budget. We were able to see where each dollar was going and make adjustments as needed. This allowed us to make educated decisions on what to add and remove from the project.

  • When my wife discussed with me the possibility of us doing a total gut of our house and remodeling I was horrified. My biggest concern was being taken advantage of and overruns. We met with four builders to start the process after the architect finished the drawings and I new this was going to be a major project. When we met with Mike at Garabedian Homes I new he would be my first choice. To us it didn’t come down to price as much as it did organization, integrity and honesty. Mike was very thorough in is bid all the way down to a room by room spec sheet. He was also very helpful in money saving suggestions and advise for appearances and function. Our First Custom Home

Before they ever met Mike Garabedian, this North Keller couple was searching for a lot. The one they fell in love with happened to carry a Garabedian Properties sign, and a casual inquiry soon became a partnership built on a hand-drawn floor plan sketched on a yellow legal pad.

Mike sat in every architect meeting, translating the couple’s ideas into a design that worked, right down to redesigning a planned open shower after warning them that the original layout would leave them cold. Years later, when a garage door failed on a Friday afternoon, Mike was there that same day. As the Owners put it, the relationship does not end when you move in.

A Strong Foundation: Custom Home Review

Joel and Michelle Bittick met Mike and Cindy Garabedian through a Sunday school class nearly two decades before ground was ever broken on their home. When the foundation was poured, Michelle remembers standing outside with her family and praying over it, hoping the ground beneath their future would hold. With four daughters to plan for, the Bitticks needed bedrooms for each girl, a guest suite, and a game room built for years of gatherings still to come, and Mike delivered a home that fit their family before they had fully articulated what they needed.

They moved in one week before Thanksgiving and hosted the holiday that same month. Seventeen years and countless memories later, when a plumbing issue surfaced after move-in, Mike told them simply, “This was on us, and we will make it right.”

Protecting Continuity: Premium Home Renovation

Ernie and Sheila McAnally met Mike Garabedian through years of community involvement and coaching soccer together, long before either water event ever touched their home. The first came without warning: a broken toilet ran for hours before anyone noticed, and Ernie described walking into a house where shoes floated past his feet. Garabedian crews arrived so quickly that Ernie compared it to watching the Marines land.

The second came during the depths of the infamous ‘Snowmageddon’. A ruptured pipe caused damage that continued to surface for weeks, with wood floors buckling twenty-five to thirty feet from where the break occurred. Twice, the Garabedian team matched the home’s original wood floors to perfection, and throughout both restorations, Mike advocated directly with insurance adjusters who had started from baseline assumptions that did not reflect a custom home. Asked why they called Mike a second time without hesitation, the McAnallys said he had earned that trust through every project before it.

Colleyville Home Renovation | Choose a Home Builder You Trust

Jim Gulizia has lived in Colleyville for almost two decades, and before he ever hired Garabedian Properties, he did his homework. He toured roughly fifty homes, gathered references from prior Owners, and spoke directly with people who had already built with Mike. What settled it for Jim was not a single conversation but the pattern across all of them: consistent craftsmanship, a Certified Master Builder with 35-plus years of experience, and a team every Professional Partner on it was someone he could reach and trust himself.

During the February 2021 winter storm, frozen tankless water heaters caused pipes to burst and flooded Jim’s master suite, damaging the bedroom, bathroom, and closet. Garabedian Properties managed the renovation from planning through completion, coordinating directly with the insurance company, and Jim ended up with an unplanned bonus: a taller closet island he had not asked for but was glad to keep.
