Municipality-by-municipality Permitting


North Texas is not governed by a single permitting authority. The City of Fort Worth, the City of Southlake, the City of Keller, Westlake’s Town administration, and unincorporated Tarrant County each carry their own permitting timelines, inspection processes, and code interpretations.

An Owner building their first custom home has no reason to know this. A builder with decades in this region has navigated all of it — and knows which municipalities move quickly and which require additional lead time in the scheduling process.

Lot Considerations


Some of the most desirable lots in North Texas sit in extraterritorial jurisdictions or unincorporated county areas rather than inside city limits. Those lots can offer more freedom in some respects and more complexity in others — utility availability, septic requirements, and deed restriction enforcement all behave differently outside municipal boundaries. Knowing the difference before a lot is purchased is one of the most valuable things a seasoned North Texas builder provides.
