Episode 1 Recap: The Foundation of What Makes Us, Us
After more than 30 years of building, renovating, and caring for homes across the Dallas–Fort Worth metroplex, we’ve learned a few things — some the easy way, some the hard way. Our new podcast, Uniqueness… “Built-In”, gives you an insider’s perspective on what it really takes to design, build, and maintain a luxury home that feels truly your own.
In our pilot episode, Mike Garabedian (Founder and President of Garabedian Properties) and Cassidy Trahey (Executive Marketing Director) sit down to unpack what makes every home we build different — and why that matters for the families who live in them.

No two families are alike — and neither are their homes. Over three decades, we’ve never built the same house twice. That’s intentional. Every design starts with how an Owner lives, not what’s easiest to replicate. A home should carry your mark — your preferences, routines, and sense of comfort. That’s what turns a structure into something personal.
Mike put it simply: “If you’re going to spend this much money on a house, you don’t want a copy of someone else’s floor plan down the street. You want your house.”
Before Garabedian Properties existed, Mike learned the business from the ground up — literally. Starting in the field, he watched trades wire, frame, plumb, and finish homes firsthand. That foundation built the company’s attention to detail and the ability to catch small issues before they become large ones.

That precision has evolved into what we jokingly call our “company OCD.” It’s our curse and our Owners’ blessing — an obsessive focus on documenting, double-checking, and resolving the little things most people never notice.
Garabedian Properties remains a boutique, family-owned business. Cindy Garabedian has long been the design conscience of the company, and their daughters — once tiny helpers on job sites — now carry forward that same eye for quality. From handwritten newsletters in the early years to today’s comprehensive Estate Management program, the Garabedian family’s commitment has always been about helping Owners protect what they’ve built.
Every builder makes mistakes. The difference lies in how they handle them — and whether they have the depth of resources to make things right. In the episode, Mike recalled a project years ago where a roof repair turned into a costly Christmas Eve ordeal. It was a humbling reminder that the best builders don’t avoid challenges; they’re equipped to respond to them quickly and correctly.
That’s why choosing a professional builder matters. A builder with long-standing relationships, experienced trade partners, and the financial stability to stand behind their work is a builder you can trust when something doesn’t go as planned. It’s not just about skill — it’s about having a dependable network and the integrity to use it on your behalf.

At the close of the episode, Mike offered one of the most valuable pieces of advice for anyone considering a custom home: never buy a lot without your builder.
It’s easy to fall in love with a view, a neighborhood, or a piece of land — but what you can’t always see are the costs and constraints that come with it. A builder evaluates more than the view. They see the slope of the grade, the soil conditions, the setback lines, the drainage paths, and the placement of utilities. What looks like a gentle hill could mean tens of thousands of dollars in dirt work and retaining walls.
An experienced builder helps you understand the true cost of a lot before you commit. They also coordinate with your architect to design a home that works with the site instead of fighting against it. It’s the difference between starting your project with confidence or spending the next six months reworking plans that can’t be built within your budget.
Before you draw your plans or sign on a piece of property, find your builder. As Mike says, “Your builder is your quarterback.” They keep every decision — from design to dollars — moving toward the same goal line.
