One of the biggest mistakes people make is purchasing a lot before they understand what it takes to build on it. Slope, orientation, utilities, views, drainage, deed restrictions, and design intent all matter.

Regardless of whether or not you decide to install certain fixtures or renovate your property after you move is ultimately up to you. Our Advice for New Texans
If you are considering a move to Texas, here is where we suggest you start:
1. Choose Your Builder Before You Buy a Lot

If you find a lot that is really cheap, there may be a reason for that price. That is why it is important to find your builder first. Your builder can evaluate the drainage, typography survey, and plat to give you an estimate of what dirt work will be. Some lots do not have water taps, and Owners need to account for that in their global budget.
2. Choose the Lot Before Buying a Floor Plan

Do not draw your plans before you have your lot! You will end up spending more because the architect will have to redraw the plans to account for the landscape of the lot. This is why professional input matters. It saves you so much time and energy, and can get you in your new home faster.
3. Building Your Team
Interview several builders (or one) and find one you communicate with. You are going to be working with them for a long time, so it is good you can communicate your vision to them.

If you are building a large estate, you will need an entire team of people: a builder, an architect, a home designer, oftentimes a realtor, and sometimes a pool designer and landscape architect. That being said, if you find the right builder that already has those connections, that can save you time, money, and most importantly, frustration. Lucky for you, we know a guy.
4. Let Function Lead the Design

Beautiful homes still need to live well. Floor plan, flow, sunlight, privacy, storage, and everyday use should come before the decorative elements. 5. Your First Sit-Down Meeting

Bring your builder pictures of homes you like, establish an approximate budget, and make a wish list of items you want in the home. A good builder will ask you questions about the pictures you bring, and can get to the root of why you like those pictures. Having an approximate budget will allow your builder to help you prioritize your wish list items.
