Luxury Home Care Services in Southlake and Westlake

Custom Home Care in North Texas

Home care for an estate is a scheduling problem before it is a maintenance problem. A twelve thousand square foot house carries perhaps forty recurring service items across a year, each with its own vendor, its own interval and its own consequence for being skipped. Tracking that is a part-time job, and it is the part-time job most Owners quietly stop doing by the second year.

Garabedian Estate Management Services handles that calendar. Our membership program covers preventive care, seasonal work and on-demand tasks, and our full service property management page covers the broader structure.

The Annual Home Care Calendar

Spring. Landscape services resume, irrigation is checked, pool care ramps up, and the building envelope gets attention after winter. This is also when drainage problems surface, which our Pro Tip on spring landscaping addresses directly.

Summer. HVAC carries the load. Equipment that was marginal in April fails in August, and our Pro Tips on HVAC not blowing cold and HVAC not blowing at all cover the two calls we field most. Window cleaning, power washing and outdoor living space cleaning also belong here.

Autumn. Gutter cleaning, dryer vent cleaning, fireplace servicing and drain cleaning. Our note on what Owners forget before winter covers the list nobody remembers.

Winter. Freeze preparation is the single highest-value item on the calendar in this region. Read our freeze protection guidancepreparation checklist and winter weatherproofing. Every Owner should also know how to shut off the water before they need to.

Systems Home Care Should Cover

Home Care That Includes the Odd Jobs

Owners On Demand covers what a maintenance plan usually leaves out. Replacing a bulb in a two-story foyer. Balancing a fan. Assembling furniture, which our team handles routinely. Adjusting a thermostat remotely, sometimes by text message. A gate that stopped working, as our note on driveway gate repair describes.

Water Is the Category That Ends Homes

Every serious loss we have responded to in this market began as water. A supply line, a blocked condensate pan, a water heater at the end of its life, a frozen tankless unit. Detection equipment costs a fraction of a single claim, and our account of a Thursday night call that could not wait shows what early warning is worth. The Texas Department of Insurance publishes what policies generally cover and, more usefully, what they do not.

How Garabedian Properties Provides Records

Service history increases what a home is worth in the same way documented maintenance increases a vehicle’s value. Members receive clear records of every visit, which supports insurance claims and eventual resale. Owners preparing to sell should read what belongs in that preparation, and realtors introducing Owners to the service will find our realtor resources useful.

Home Care Costs Less Than the Alternative

Owners weighing membership generally compare it against handling the calendar themselves, which is the wrong comparison because almost nobody sustains it past the second year. The right comparison is against a single deferred failure: a water heater that split, a roof replaced five years early, a mechanical system that died because nobody flushed the condensate line.

Home care membership costs a fraction of a live-in property manager and delivers a team rather than an individual. Our case for scheduled maintenance makes the argument from thirty years of watching it go the other way, and our catalogue of Owner nightmares is drawn entirely from real calls.
