Design That Begins With the Site and the Household


Every plan answers two questions before any others: what does this land want, and how does this family live. Orientation, prevailing light, tree cover and fall across the lot shape the footprint. Household patterns shape everything inside it, including whether a formal dining room earns its square footage or quietly becomes a room nobody enters. Our approach to designing with purpose and custom home design starts there.

Ten years is the horizon we design toward. Aging parents, adult children returning, a home office that becomes permanent. Blocking for future grab bars costs almost nothing during framing and is disruptive to add later.

Systems Are Where Luxury Custom Homes Succeed or Disappoint


A beautifully finished home with an undersized mechanical system is an uncomfortable home with good photographs. We settle the systems early.

Lighting is the clearest example. Layers, control protocol and driver capacity are selected before rough-in, since wattage load and dimmer compatibility determine whether the lights behave at all. Ninety percent of a build follows a reasonably predictable path. The Last 10% is where reveals line up or do not, where paint meets trim cleanly or does not, and where every shortcut becomes visible in daylight.

Documentation You Should Receive at Closing


A finished home should arrive with a record of itself: as-built drawings, structural engineering, the geotechnical report, equipment manuals and model numbers, warranty documentation, paint formulas by room, and photographs of the wall cavities taken before insulation. That last item costs an afternoon and saves considerable expense the first time a fixture must be relocated. Owners who want that record maintained rather than filed away can carry a Home Care Plan through GEMS, where scheduled maintenance keeps the house performing as designed.
