Texas requires no license to build a residential home, and the word luxury carries no minimum standard, so the burden of definition falls to the Owner. We would rather hand you that definition than let you assemble it from brochures.
Garabedian Properties was founded in 1997 by Mike Garabedian, a Graduate Master Builder and Certified Master Builder with more than thirty-five years of experience. Our work spans Denton, Wise, Tarrant and Parker counties, and every home we build begins with the same premise: informed Owners make better decisions, and better decisions produce better homes.

What Separates a Luxury Custom Home Builder From a Production Builder?
Production builders sell a plan. The floor plan exists, the elevations exist, the finish packages exist, and the Owner selects from within those boundaries. That model serves a great many families well, and it is efficient by design.
A luxury custom home builder starts from an empty page. The plan responds to the site, the family, and the way the household expects to live in ten years rather than next spring. That freedom carries an obligation, since a home with no predetermined answers requires a builder capable of asking the right questions early. Structural strategy, mechanical zoning, lighting control, acoustic separation, and the sequence of finish work all get decided before a single form board goes down.
Certified Master Builder and Graduate Master Builder Credentials Explained
Credentials matter here precisely because state licensure does not exist. Two designations carry genuine weight in this market:
- Graduate Master Builder (GMB) — the senior education designation from the National Association of Home Builders, requiring completed coursework in construction management, business operations, and building science, along with documented years in the field.
- Certified Master Builder (CMB) — administered through the Texas Association of Builders, requiring verified experience, financial review, references, and continuing education.
Mike holds both. We hold memberships with the National Association of Home Builders, the Texas Association of Builders, the Greater Fort Worth Builders Association, and Custom Builder USA. None of these guarantees a good outcome by itself. Taken together, they indicate a builder who has submitted to outside scrutiny more than once and returned voluntarily.
How Specification Depth Changes the Outcome
Most disputes between an Owner and a builder trace back to a specification that was never written down. A budget built on allowances rather than selections is a budget built on optimism, and optimism has a poor record against subfloor conditions.
Our approach carries selections as far forward as the design phase permits. Cabinetry species and construction method, plumbing manufacturers and finishes, window packages, insulation strategy, lighting layers and control protocol, and the specific model of every appliance that requires a rough opening. Deciding these items late does more than inflate a number. Late decisions reorder the schedule, and a reordered schedule is where quality quietly erodes.
