Mike Garabedian founded Garabedian Properties in 1997 with a simple promise: to build every home as if it were his own. What has followed is nearly four decades of custom luxury homes across North Texas, a growing list of recognition from industry organizations and local communities, and — most importantly — Owners who have trusted this team with the most significant construction project of their lives.

Garabedian Properties is a family-owned custom home builder serving Southlake, Westlake, Colleyville, Keller, Grapevine, Trophy Club, and Argyle, Texas. Founded in 1997 by Mike Garabedian, a Graduate Master Builder and Certified Master Builder, the company has spent more than 35 years designing and building luxury estate homes throughout North Texas. We have been recognized as the best builder in Fort Worth and received many other awards for our sophisticated design process.

The 76092 zip code is Southlake — one of the most affluent and discerning communities in the Dallas–Fort Worth metroplex, and one where Garabedian Properties has built for decades. 2026 — Featured in Landscape Architect and Specifier News Magazine
In April 2026, Garabedian Properties was chosen for a feature in the Residential Edition of Landscape Architect and Specifier News Magazine. The Lakeside Villa — a custom estate built for our Owners in Quail Hollow, Westlake, Texas — was the subject of the feature.
The article, titled “Lakeside Villa,” captured what made the project worth writing about. The 2+ acre property sits along the edge of a private lake with an extensive elevation change between the street and the waterline. The design preserved expansive views and a rare sense of openness that the site offered — something that requires the right team to recognize and protect from the very beginning of the design process.

2022 — #1 Custom Home Builder in Fort Worth | Home Builder Digest & General Contractors Magazine
Home Builder Digest and General Contractors Magazine both independently ranked Garabedian Properties as the number one custom home builder in Fort Worth — and as one of the best home renovation companies in the region. These are national trade publications with rigorous evaluation criteria. Being recognized by both in the same cycle was not something we expected. It was something we earned.

Graduate Master Builder (GMB) — National Association of Home Builders
The GMB is the highest professional designation a builder can earn through NAHB. Mike Garabedian was named GMB of the Year in 2013 — a national honor recognizing not just the credential, but the commitment behind it.
Certified Master Builder (CMB) — Certified Master Builder Corporation
Garabedian Properties has held CMB membership for more than 25 years. The CMB designation requires builders to exceed the minimum standards set by the state of Texas. Mike Garabedian has served as President of the Certified Master Builder Corporation.
Certified Green Professional (CGP) — National Association of Home Builders
The CGP designation reflects a commitment to building practices that reduce environmental impact without compromising quality or livability.
Star Builder Award — Texas Association of Builders
The Star Builder designation from TAB recognized Mike Garabedian as the first builder in Tarrant County to receive it. He currently serves on the TAB Board of Directors.
Builder of the Year — Greater Fort Worth Builders Association
Mike Garabedian has received the Builder of the Year award from the Greater Fort Worth Builders Association on multiple occasions. He has also served as President of the GFWBA and remains a member of its Board of Directors.
NAHB Builder 20 Club — National Association of Home Builders
The Builder 20 Club is an elite peer-education and networking program within NAHB. Mike Garabedian served as President of his 20 Club, a role reserved for builders recognized as leaders among their peers.
Kaleidoscope & Spring Tour Award Winner
Garabedian Properties has received recognition through the Kaleidoscope and Spring Tour programs, which evaluate completed homes for design excellence and construction quality.
