Garabedian Properties offers a trade program for families who wish to purchase one of our existing homes or build a new home with us. Although not all properties are candidates for a trade, we will consider the following types of properties; single family homes, residential lots, farm/acreage, commercial/investment properties, and/or income properties.
There are two different ways to trade your property:
Purchase An Existing Property
If you find one of our existing homes that would accommodate your family, we can work with your family to purchase your existing property so that you can make one quick move into your new luxury home.

Trade To Build
If you would like to build a home from scratch we can offer to purchase your existing property once your new home is complete and ready for occupancy.
This gives your family the assurance of knowing what your property will sell for and being able to control when it is sold. The savings on having to move into temporary housing and paying for two moves could easily be tens of thousands of dollars.

We can schedule a time for our staff to evaluate your property, determine a trade value and work with your family on the best options for your new home.
The Basics Of Trading
The home you are going to trade should have a retail sales price (the price you would list it at with a Realtor) value of less than one half (1/2) of the new home you wish to purchase.
We will offer a price that is net of any real estate commissions and other customary costs associated with selling your home on the resale market. Other adjustments may be made to accommodate the condition of your home, required maintenance, and other propert specific factors.
We will order a market analysis of your home and we may order an appraisal to help us determine a value for your home.
We will order an inspection of your home and require you to address items that you would have been required to repair if you sold the home to another homeowner.
We will make our contractors available to help you with repairs.
We will help you secure financing on your new home often at terms and rates that you may not be able to find on your own.
Once we have come to agreement on the value of the trade, we can help you move quickly and often have you moved into your new home in a few weeks.
Your purchase of our home will be like a traditional purchase and you will have the opportunity to hire an inspector, do a walk through and receive a new homeowner orientation.

What Properties We Will Consider
We will give consideration to any request, however the following areas are where we have identified as great candidates for the program;
Southlake, Colleyville, Westlake, North Keller, Grapevine & Trophy Club.
If you have property in another area, we will be able to determine if there are opportunities to help you once we have the details on the home.
General Items
If you are thinking about moving or trading your property in, please hold off on remodeling or property improvements. Many times we can do these improvements after you move out and possibly for less than what you woudl have spent.
Please remember that our valuation is based upon a multiple of factors and market conditions. We may not beable to help your recover costs associated with remodel projects or improvements.
Participation in our Trade Program may affect other programs we offer including but not limited to The Miles For Dreams Program.
